Description

In the Gers, often referred to as the ‘Tuscany of France’, you can enjoy a peaceful life, surrounded by complete privacy, in one of the safest departments in France. The landscape consists of rolling hills and a picturesque patchwork of fields, woods, vineyards and quaint villages, such as the charming village of Bazian with its little church and castle, just two kilometres away. Here you can enjoy breathtaking starry skies, atmospheric local markets and the tranquillity of country life — with your nearest neighbour 700 metres away. Everything is in place for you to enjoy life completely stress-free.

Restaurants serving authentic local cuisine, shops, supermarkets, culture and leisure activities are also always within easy reach. These include the world-famous Marciac jazz festival, Tempo Latino in Vic-Fezensac and the renowned organ concerts in Auch. Sports enthusiasts will also find plenty to enjoy, thanks to three nearby golf courses, riding schools, ski resorts and beautiful walking routes. Both the TGV and the airport are just over an hour’s drive away.

Think of an authentic French country house, and chances are this exceptional estate, dating from 1864, will spring to mind. Between 1999 and 2003, the villa was completely renovated by architect Francis Alt using only high-quality materials and refined finishes: oak floors and doors, cast-iron curtain rods, Volevatch taps, travertine tiles, reclaimed materials and elements by Axel Vervoordt and Leunie Edwardes. The garden was redesigned by landscape architect Paul Baivy.

The spacious dining room with a fireplace forms the warm heart of the home. On the ground floor, there is also an intimate winter lounge, also with a fireplace, a rustic kitchen with granite worktops, an impressive Lacanche stove and an American-style fridge, as well as a cosy music room with a Hofmann baby grand piano and a third fireplace. There is also practical storage space for provisions. An absolute showstopper is the large chai, furnished as a private bistro with a wine cellar, library and small billiard table — a unique place to entertain guests in style.

On the first floor are six bedrooms, including two master suites, and five bathrooms and shower rooms, two of which are fitted with a jacuzzi. Here too, space and comfort are paramount. The attic floor also offers potential for an extra bedroom or hobby room.

Outside too, this estate stimulates all the senses. Swimming in the unique infinity pool with panoramic views, having breakfast or an aperitif on the terrace with the Pyrenees as a backdrop, or enjoying a game of tennis and long summer evenings at the spacious pool house — here, every moment feels like a holiday. With 427 m² of living space and a plot of 1.64 hectares, half of which is beautifully landscaped, this is an exceptional place to enjoy life to the full.

owner speaks out

We really enjoy the complete tranquillity here, atop this hill in the ‘Tuscany of France’, and the breathtaking panoramic views across the surrounding countryside. On clear days, you can even see the Pyrenees, which lie some 80 kilometres away.
When redeveloping this country house, built in 1864, we made a conscious decision to opt for a thoughtful and stylish renovation. We were assisted in this by an experienced architect who, like us, showed great respect for the authenticity of the property and had an eye for the timeless elegance of this unique place.
We opted for tasteful décor, where understated luxury and authentic, rustic materials come together harmoniously. It is also very pleasing that, thanks to the six spacious bedrooms, we can offer every comfort to our family and guests. This way, everyone can find a spot to relax at their own pace. The living areas, meanwhile, exude a warm, inviting atmosphere: a glass of Château Montus by the fireside, an intimate concert on the Hofmann grand piano, a cosy chat in the wine cellar, a refreshing break in one of the jacuzzis…

Outside, the large infinity pool and spacious pool house provide the perfect setting for lazing about, whilst the tennis court and beautifully landscaped garden offer the perfect balance between activity and serenity. Another exclusive bonus for enthusiasts: the wine cellar and large ‘chai’, ideal for tasting local wines. There is always plenty to do in the surrounding area too. An absolutely unique setting to get together, relax and create unforgettable memories.
